If your buyer is using an FHA loan or a VA loan, you won't be able to appraise or sell the house without first making certain repairs.&nbsp; While the government list of acceptable cosmetic and structural repairs has softened from former years, the buyer will not be given the loan if the siding is delaminating or you simply refuse to fix that leak because you feel you've done enough.&nbsp; What about service?&nbsp; <strong>Mediocrity, and apathy&nbsp;aren't solutions to selling a home!</strong>&nbsp; It is imperative that an agent is doing all they can to promote your listing.&nbsp; Some agents just do the 3 Ps - (1) <strong>Put the listing in the multilist</strong>, <strong>(2)</strong>Put the sign in the yard, and (3) Pray.&nbsp;The sad thing is that they do not have a plan.&nbsp; In&nbsp;the past these agents sold homes by luck or market demand.&nbsp; They were order takers.&nbsp; They cannot tell you what really triggered the sale, not can they duplicate it! &nbsp;Everything works and nothing doesn't.&nbsp; I heard this term at a real estate convention last week and I thought of the buyers who look on my website, email me for tax and school locations, gather other relevant information and make a package of listings they want their agent to show them.&nbsp; The next call I'll receive is from their real estate agent who wants me to give them directions, multilist numbers, names and phone numbers of owners so they can call and make an appointment.&nbsp; While I'm at it, could I just jot down to three of the houses and check the color of the kitchen walls for them.&nbsp; Would I mind making the appointment for them and call them to confirm after they've had their lunch so I won't disturb their dinner.&nbsp; After that, would I mind very much taking a few more photos and passing it on to their sellers because they're not allowed personal emails or to upload photos on their computers where they work 9-5 in downtown Atlanta.&nbsp; Would I mind walking their sellers through the elementary school as they can't get off work during the day.<br />&nbsp;<br />I just got back from showing my own listing <strong>because the "agent" is a bank teller</strong> and she was on duty this weekend when her buyer wanted to see my listing.&nbsp; She proudly told me someday she wants to be a loan officer so she can sell real estate and get the loan, too.&nbsp; I wrote about this agent last week; this is the one who asked me to "up" the commission on her side and maybe we could work a deal.&nbsp; That's right, she's doing what we used to call "<strong>working for the commission"</strong> - not the client way back in the 1980's.&nbsp; Why are you doing all the work and why is your supposed agent using my website?&nbsp; It is that simple.&nbsp; Sources of real estate business and leads that provided income and a livelihood a few years ago, no longer applies to today's real estate business and may not apply again for some time to come.&nbsp;&nbsp; I remember in the 90's I had software for cold-calling, head sets and stayed on the phone 6 hours a day!&nbsp; There was a lot of rejection, but I still made great money in a town I had just moved to! It was a great way to learn the business, and how to handle objections and rejection.&nbsp;&nbsp; I also knocked doors in neighborhoods, that was a great experience and a way to find out what people are really thinking.&nbsp; Then there were the classified ads, and targeted mailings. That worked well in the mid 90's and there was definitely a bang for the buck until everyone got involved in it.&nbsp;&nbsp; Opportunity time in most real estate markets these days is not an opportunity at all.&nbsp; Walk-ins are almost non existent, and since the Internet, there are fewer phone calls that are real inquiries.&nbsp; Last but not least are corporate relocations.&nbsp; There aren't any!&nbsp; It is like the ad, "Help I've fallen and can't get up!"&nbsp; So where are the sources of business these days?&nbsp; Unless you have a relative at the bank that is handing you the foreclosures, you may be out of luck!&nbsp; The real money these days are in cultivating Internet leads.&nbsp;</p> <p style="text-align: justify;">A good friend of mine that is a broker shares an interesting story recently.&nbsp; He has 3 buyers' agents.&nbsp; One is great at converting leads.&nbsp; For a 1000 leads, she converts 15 sales.&nbsp; That is an incredible number given today's quality!&nbsp; His second buyer's agent converts about 7 closed deals for every 1000 leads.&nbsp; That in my opinion is above average!&nbsp; He has a 3rd buyer's agent that if he gives him 2000 leads he says, "They are all junk!"&nbsp; This guy is totally off base, and should not be in real estate.&nbsp; He doesn't get it, and will never succeed in real estate!&nbsp; He has missed the boat!&nbsp; Warm leads in this market are not the norm any longer!&nbsp; Each lead has to be worked, and followed up several times just to identify the real nuggets!&nbsp; That is what we refer to as "Prospecting!"</p> <p style="text-align: justify;">Real estate agents got too used to easy money and now they're too lazy to recognize&nbsp;they have to earn it.&nbsp; In our society no one is reading the newspapers, and classifieds anymore that is why most newspapers and real estate magazines are bankrupt!&nbsp; Another big source of our real estate business... relocations...it dead!&nbsp; Who would be stupid enough to move a mass amount of employees in this economy?&nbsp; The fact is that corporations are not relocating employees; they are closing plants and instead are laying people off to protect their bottom line!&nbsp; They will dismiss an employee in one city and hire someone else across the nation for half the wages.&nbsp; Think about it...no moving expenses, commissions or temp housing have to be paid to an employee!&nbsp; The company does not have to take a massive hit on a home equity in one soft market, nor do they have to pay benefits for that buyer to buy a home in another city!</p> <p style="text-align: justify;">So what does that leave?&nbsp; Internet and online business!&nbsp; This is a business that no one seems to understand, but it is a real money maker!&nbsp; It works 24-7-365 and is global!&nbsp;It is very cost effective.&nbsp; There is no postage to pay for, no address lables, no shelf life on the ads!&nbsp; You just have to work each and every lead that is generated.&nbsp; Yesterday, I had one agent contact 5 person and 3 turned out to be very good leads.&nbsp; Over the years in business I've chose not to have a team but to refer out the business.&nbsp; Some agents on our list made over 150K a year for over 10 years, and&nbsp;one agent I refer to&nbsp;earned over 250K a year just from leads I handed them&nbsp; The difference is that these agents are experienced real estate professionals that know what questions to ask, and then follow up, follow up and follow up!&nbsp; They are not afraid to ask questions, and have learned how to deal with the rejection.&nbsp; They have embraced the new reality of real estate while others just belly ache about how bad things are.&nbsp; Face it, this market is not going to return to the way it was for maybe decades!</p> <p style="text-align: justify;">The reality is we now deal with a new generation of home buyers.&nbsp; They did not grow up with newspaper ink on their hands, and they do not wait until the new hits the newspaper stands to read the news.&nbsp; This new generation, grew up totally online.&nbsp; They use the Internet to play, learn and gather information.&nbsp; It is the older generations that are dismissing their needs, but most of us are the ones that do not get it.&nbsp; I am a on-line do-it-your-selfer that gets results, and I have been online since 1995!&nbsp;&nbsp; You can read where I come from in my real estate articles for <a href="http://realtytimes.com/rtpages/jimcrawford.htm" title="Jim Crawford Realty Times" target="_blank">Realty Times</a>, and at my sessions when I hold a seminar!. I love online marketing, and&nbsp;I've been blessed with a good understanding of SEO, and&nbsp;over the years I've done well&nbsp;from online web presance.&nbsp;I am now at a point I am looking forward.&nbsp;I am migrating my web exposure from static webs to Blogs, and I am looking for the right theme.&nbsp;</p> <p style="text-align: justify;">So now I am down to a wire, and I think I have narrowed down my choices to a select few.&nbsp; These are the best themes that are out their as far as I can see for those in our real estate business.&nbsp; I've looked at Thesis, Genisis and now I am lookign at agent press.&nbsp; Thesis is fine, and very versitale, but it does not rock my boat for a personalized look.&nbsp; I do not want to reinvent the wheel, I just want to plug in, personalize and go!&nbsp; <a href="http://www.studiopress.com/themes/genesis" title="Genisis WordPress Theme" target="_blank">Genesis</a>&nbsp;and <a href="http://www.studiopress.com/demo/agent.html" title="Agent Theme" target="_blank">Agent&nbsp;Theme</a>&nbsp;are themes I also really like, but it is still not rocking my boat!&nbsp; FYI...<a href="http://www.studiopress.com/themes/genesis" title="Genisis WordPress Theme" target="_blank">Genesis</a>&nbsp;is currently my # 1 choice.&nbsp; However, before I make the plunge, <a href="http://www.agentpress.com/" title="Agent Press" target="_blank">Agent Press</a>&nbsp;is a theme for its real estate appeal and&nbsp;I am considering it. The big thing is not to focus on the month to month fluctuations of the market, but rather to focus on the sales trends which give us the better perspective.&nbsp; The average detached single family fee simple <a href="http://www.atlantabesthomes.com/atlanta-real-estate-statistics.htm" title="Atlanta home sales" target="_blank">Atlanta homes sales</a> average sales price for single family detached was $189,205 or an increase of 5.4% over January 2009. However, single family attached had a year-to-year decline in average sale price.&nbsp; I created a January trend chart below to show you exactly what is occurring in our <a href="http://www.atlantabesthomes.com/" title="Atlanta real estate" target="_blank">Atlanta real estate</a> market.</p> <p style="text-align: justify;">The chart shows our market peaked in price for January sales in In January 2007 at $254,388.&nbsp; When compared to January 2010 that is a drop in the average sales price of 25.62% when we compare it to the average sales price today at returned from RE/MAX Convention in Florida and what a time we had!  I was impressed by the achievers in todays real estate market showing up from all around the globe!  It was truly inspiring to meet other agents from RE/MAX offices around the globe!  South Africa, South America, Italy, Estonia, Finland, Australia, Canada from coast to coast, Austria, Spain, Costa Rica, US Virgin Islands and too many more to possibly mention.  It was humbling.  It was also inspiring to listen share and converse with some of the most gifted agents and experts in our business.  I personally had a chance to speak with some of my industry friends <a name="Howard_Brinton"></a><a href="http://www.gostarpower.com/">Howard Brinton</a>, <a name="Dave_Beson"></a><a href="http://www.davebeson.com">Dave Beson</a>, <a name="Grant_Gould_of_HomeJunction.Com"></a><a href="http://www.spatialmatch.com/">Grant Gould of HomeJunction.Com</a>, <a name="Verl_Workman"></a><a href="http://www.verlworkman.com/">Verl Workman</a>, Eric Blackwell, and yes even Dave Liniger the founder of RE/MAX.  The opening session was truly inspiring with our own CEO RE/MAX CEO Margaret Kelly (Board of Directors, Federal Reserve Bank of Kansas City-Denver Branch!)  <br> <br> For our opening session, Mary Maitlan and James Carville were our features speakers and in my own opinion, they were the perfect choice for the times in which we live!   I listened intently with an open mind, and came a way with many different perspectives from their sharing!   Then there was the networking, and since I 'm a technology freak...it was one of the best events I've been to in a long time.  I had discussions on Blog platforms, new emerging technologies,  SEO chats with probably the best <a name="SEO_master_in_the_USA-_Eric_Blackwell"></a><a href="http://www.ericonsearch.com/">SEO master in the USA- Eric Blackwell</a>!  Wow!  It was almost too much to take it all in, but I have to admit, I learned so much and collaborated..., and now I am ready to implement even more change into my business, and on line marketing strategies!  I also had a chance to meet several Active Rainers and yes, I even had a chance to meet with Brian Block and attended a session panel on Social Media he was on!  He was great!<br> <br> The  session ended with Fun Night where the Boys were the entertainment for the evening!  Only the best for RE/MAX!  Previous years entertainment included  Creedence Clearwater Revival, The Doobie Brothers, the Go-Gos and more! Vu Properties!&nbsp; Ever have that feeling that the property you are viewing online, or in person you've seen before?&nbsp; Or maybe you've seen it again, and again, and again and again?&nbsp; Perhaps you have.&nbsp; It is not unusual these days to identify those properties that are repeat offenders.&nbsp; It seems as if they never sell!&nbsp; They go on the market; perhaps they get a contract, and guess what happens?&nbsp; The property comes on the market again and again.&nbsp; Just like a bad penny, it always shows up!</p> <p style="text-align: justify;">The problems with many listings are that the good inventory has sold, and many of the properties that are sill coming on the market are in fact problem properties.&nbsp; Maybe it is a structural issue, there may be a major objection to the sale, perhaps the home did not appraise, and maybe the home is not passing inspection.&nbsp; In the Atlanta market our new contract is a due diligence contract.&nbsp; That means it is an "Options contract!"&nbsp; The seller never has the right to see the buyer's inspection.&nbsp; So there is nothing the seller has to disclose.&nbsp; The buyer either buys, or moves on to the next home.&nbsp; float: left;" /></a>In the last week, I've received about thirty emails from one buyer directing me to bid exactly 50% of asking price on homes he's identified on my site.&nbsp; I have no problem whatsoever in tendering offers for fifty cents on the dollar.&nbsp; There is no bank or company that I fear will hate me or think me a bad agent.&nbsp; I do not care if I ever offend a seller or an agent.&nbsp; My duty is to my client and to do what I am directed to do.<br />&nbsp;<br /><strong>Rule Number One:&nbsp; I will never make a verbal offer for anyone.</strong></p> <p><strong></strong></p> <p style="text-align: justify; padding-left: 30px;"><br /><strong>Rule Number One (a):</strong>&nbsp; You must be a qualified buyer by which I mean I MUST see a signed letter on company letterhead stating you are a qualified buyer and what your loan parameters are and this letter must also include the phone number of the loan officer who has signed said letter and if I cannot reach this person after calling all day, I will assume your letter is bogus.&nbsp; Every loan officer understands they will not be paid on a loan they don't close.&nbsp; If they don't answer their phone and cannot be reached, they are not working.&nbsp; You can call my office 24/7 and my phone pages me, even at 3:00 a.m.&nbsp; I will not answer calls I receive after 11:00 p.m until 9:00 a.m. the following morning, but you can leave a message.&nbsp; I answer calls at midnight with your permission, so don't tell me your loan officer won't do the same, especially when my loan officer at Wells Fargo will call me day or night. I have my trusted loan officer's home number, cell number and her husband's cell number in case she doesn't return my call in an hour.&nbsp; If she doesn't return a call immediately, she's taking a loan application and she knows if I don't return her call immediately, I'm writing a contract.</p> <p style="text-align: justify; padding-left: 30px;"><strong>Rule Number One (b):</strong>&nbsp; If you are an all cash buyer, I must have a letter from your banker on bank letterhead with his/her cell phone number, email, something where I can get a quick response.</p> <p style="text-align: justify;">I recently closed a property over one million dollars and I didn't even have to ask this client to produce the letter.&nbsp; When he called my office and left a message, he gave his name, phone number, email address and the brief message that he had his proof of funds letter from his bank.&nbsp; This savvy buyer knew that many listings one million dollars and over won't even let you cross the threshold without that letter.&nbsp; In the "eyes only" section of multiple listings, there are directions to fellow agents only which often instruct us that this seller will not allow unqualified buyers to view their property and that is their prerogative.&nbsp; That doesn't mean you can make an offer on their asking price, they just want to be sure you are qualified to buy.&nbsp; Too many "buyers" who are only qualified to purchase $500,000 think they can purchase any million dollar property for fifty cents on the dollar and as the song goes:&nbsp; It Ain't Necessarily So.&nbsp; I had two buyers recently who both wanted the same listing.&nbsp; This was a property in Alpharetta that was a foreclosure listed at $439,999 despite a $600,000 mortgage.&nbsp; Now that it's closed, I can tell you the purchaser got it for $425,000 with $1300 in closing and no other concessions.&nbsp; The other offeror who insisted the banks are in dire straits and MUST take his bid lost out.<br />&nbsp;<br /><strong>Rule Number Two:</strong>&nbsp; Please don't call me on Monday at 9:00 a.m. and assume I can show you any random property, even a vacant foreclosure by 9:30 a.m.&nbsp; I am not a baseball player up at bat or in the hole.&nbsp; I get calls all the time from people who want to go out this minute.&nbsp; That's a red flag to any agent or person with common sense.&nbsp; I have to courtesy call owners and sometimes owners want you to call their agent first or we now have the added drudge of calling a call center who has to call a seller and then return my call when they hear back from the seller which could be hours.&nbsp;
