Johns Creek was incorporated on December 1, 2006, and was named for aJohn's Creek that runs through the local area. Does the Government and Tim Geithner Really Get It?

"Does the Government and Tim Geithner Really Get It?" I'm sure many of us ask ourselves this question on a pretty regular basis. Tim Geithner's name could easily be interchanged with many others, Greenspan, the presidents, the senators and congressman. What is really scary that in spite all their degrees and accolades they all seem to lack common sense. What we need is something to be fixed for real... so we all could enjoy peace of mind once more. Gee, wouldn't that be nice? It is sobering to think of the phrase, "Physician heal thyself," and then watch this video! Pretty scary?  You bet!

Anyway, I just had to share this video I saw online. I really got a few laughs from it, but it also made me think. Let me know your thoughts on this. I would love to hear them.   If there is one thing that will turn this economy around, it will be confidence.  Obviously Tim is no different than any other person when it comes to his own home and investment.

Staging Doesn't Work!

Staging Vacant Homes - Who are you really fooling? 

It takes more than furniture, art pieces and a few carefully placed articles to sell a home.  There are other senses that can give away the facts of the home when no one is living there.  Our senses can easily alert us to the most obvious of circumstance.  Smells, odors, and a lack of them can tell a lot about the home we are showing.  Our eyes lead us to the most minute of details that may alert us the home is vacant or perhaps a divorce is taking place.  Many in our industry believe that Staging is the cure all to sell a home.  It may be, but you must pay attention to the details.  Weekly cleaning, opening windows, getting an exchange of air in the home, flushing toilets, cleaning windows, and placing bleach in sinks may greatly improve your chances of selling a vacant home.  Success is always in the details, and if you are going to stage a home please try to pay attention to even the subliminal.  It works.

When showing vacant homes this weekend I became quickly aware that none of the homes I was showing were occupied in spite of wha the listing agents tried to imply.  It was very obvious they were not occupied at all but rather they were all staged.  The reason an experienced agent can advise their clients about the home is that they have been in the business for a number of years.  Drawing on their past experience they can easily recognize when a home is lived in or the owners are just away for the weekend.  How?  By just being very observant and looking closely at the details that are available.   There is no magic.  A new agent or a novice to real estate may be easily fooled, but that is their own problem.  The signals are all very obvious, and all you have to do is pay attention.  Here is a partial list of items I would look for.

How to determine homes are not occupied:

  • Air in home is stale, musty, or a mildew smell
  • Cobwebs in areas that should be active areas of home
  • Dust on counter-tops
  • Stove and oven are just too clean
  • Lack of any cooking odors
  • Lack of heat or air conditioning
  • Stale smells and odors in the the home - there has been no exchange of air in the home.
  • Toilets flushed or rings in bowl.
  • Lack of lawn and exterior care.
  • Lack of clothes in a Master Suite Closet.
  • Staged Clothes in Master Suite Closets are from another era.
  • There is no garbage in the receptacles
  • Lack of perishables in the refrigerator
  • Leaves on walkways
  • Noticeable insects or ants activity remains undisturbed - no one has tried to eradicate.
  • Perishables in Refrigerator are all expired (Milk with an expiration date of August!)
  • Most homes were staged very poorly with furniture that really did not even belong in a Goodwill store.  
  • Uncut lawn or weeds in landscaping.
  • News papers on walkways - most especially a lot of wet soggy
  • Debris on lawns
  • Unattended water intrusions from storms
  • Home maintenance that is not addresses - missing roof shingles, overflow from hot water heaters etc.

A Real Estate Eye Opener!

Many of you know the secret to my success in Atlanta real estate is the web.  My business have been Internet based now for over 12 years.  I am a national speaker and trainer on Internet market and the fundamentals of SEO, and I understand how to get to the top, and stay their. I also know that outbound dead links is something that is very counter productive to a website, and I try to check out my Atlanta real estate sites occasionally and remove or edit them because they will hurt page rank.  Well, last night I found a dead link to another agents site on my Atlanta real estate website.  These are links categorized by state for real estate agents, mortgage sites, home inspectors, real estate directories and anything that is real estate related.  The one key was that they had to have a very decent page rank a P3 or better, and they have a referring link back to me.  Another item is that since I used to do a quite a bit of public speaking, many of these sites were from agents I've personally met when doing a seminar. So this was a shocker for me...  So here is what I noticed...  40% of the links are now dead! Agents are real estate related websites are showing the collateral damage from this major downturn.  The real estate agents and related industries have abandoned their web sites, given up incredible domain names, are not paying their hosting company, and their accounts have been suspended for non payment.  It was a shocker to see this, because the Internet is what has saved us this year as it has for the last 12 years.  It is the only thing that buyers are using to buy homes or Atlanta real estate these days!
