Déjà Vu Properties! Ever have that feeling that the property you are viewing online, or in person you've seen before? Or maybe you've seen it again, and again, and again and again? Perhaps you have. It is not unusual these days to identify those properties that are repeat offenders. It seems as if they never sell! They go on the market; perhaps they get a contract, and guess what happens? The property comes on the market again and again. Just like a bad penny, it always shows up!
The problems with many listings are that the good inventory has sold, and many of the properties that are sill coming on the market are in fact problem properties. Maybe it is a structural issue, there may be a major objection to the sale, perhaps the home did not appraise, and maybe the home is not passing inspection. In the Atlanta market our new contract is a due diligence contract. That means it is an "Options contract!" The seller never has the right to see the buyer's inspection. So there is nothing the seller has to disclose. The buyer either buys, or moves on to the next home. The problem that arises for a seller that an experienced agent knows where the products that are sitting. There are many homes in the Atlanta market I can personally identify for being on the market for over 5 years.
