Real Estate Buyer Agents Responsibilities to Clients
I've decided to write this blog based on no less
than five phone calls I just received one after the other.
If your "buyer agent" is on vacation and cannot assist you over the Memorial Day
weekend, YOU ARE NOT THEIR
CLIENT...in fact you
are nothing to them. When a professional, full time agent takes
a vacation, (and we NEVER do on holidays,) we have the professional courtesy to
assign you work with another highly experienced real esate professional - that will cover for us. That is
just the right thing to do! Any good REALTOR will work with you to
MEET YOUR NEEDS, NOT THEIR NEEDS.
Please save yourself and me the trouble:
do not call me if your tennis partner,
friend, sister-in-law who are calling themselves your "agent" are all on mental
and physical vacation and cannot assist you and have not told you how the
industry works. Whomever walks you across the threshold and
has signed buyer agency and writes the contract is the agent who gets paid. No
professional real estate agent worth their salt will take you, (an unknown
buyer), to a listing not only for our own safety's sake, but
it is our DUTY to
determine that you are presently a willing, able, and ready buyer -
we do not represent the seller,
we represent you
and those three watermarks should be met.
I need to be certain you are
pre-approved, I will work with you and represent you as your buyer
agent, and I will be writing the contract, and getting paid.
I will gladly email anyone requesting the "A, B, C's of Buyer Agency" a copy of
that document which is part of our real estate forms and has been for at least
20 years. The person who graduated real estate school and even you realize is
clueless should have immediately given you this document and gone over buyer
agency. It is not my rule or even my
broker's rule. IT'S
THE LAW.
One person told me today that her agent who was in NC told her to - and I
quote: "reach out and touch"
several agents and get them to show her listings and when she gets back in two
weeks, she'll write the contract
for her.
Obviously, this licensee works a call center at AT&T on her day job. She also
better be certain not to use that expression on her website - if she has one.
If your part time agent is not working out for you, move on and get yourself an
agent that actually works for your needs full time instead of trying to muscle
in on another full time agents time by lying, trying to pick their brains to get
questions answered and generally just wasting their time.
