When listing a home in Atlanta there are also disclosures that must be filled out fully by the seller and attached to the listing agreement.  In most states, that paperwork is put up on line so prospective purchasers can look at it before they choose to visit your property with their agent.  Why visit a property, fall in love, and find out there's a survey issue that's been on-going with a neighbor for years.  Sometimes a seemingly easy transaction that closes without a hitch can come back with a tax issue and you can call your agent for assistance in straightening that issue out for example.  Many questions can pop up post-closing that were overlooked in the excitement of closing day. As seasoned Atlanta real estate agents we have broad knowledge about many neighborhoods or know where to find what you are looking for fast.  We also know the pros and cons of many developements, quailty of construction, and reputations of various builders.  As I mentioned before unlike sites like "Falsia" and you know what I mean, they can identify true neighborhood and area comparable sales and get these facts to you in writing.  Just because a house listed at $250,000 isn't enough information - you need to know it sold for $230,000 despite having a new kitchen and upgraded baths, 120 days on market for the third time.  We can break down the information because we have been doing real estate full time since 1992 in Atlanta.  This is not only our day job, but our life.

As a buyer or selling in Atlanta you must also be aware that professional Atlanta real estate agents network with other professionals, many of whom provide services that you will need to buy or sell your home.  Agents can give you a list of vendors with whom they have worked and provide background information to help you make a wise selection.  If your Atlanta real estate agents don't have a list, they also don't have that knowledge - our list is 8 pages long in alphabetical order over the course of 22 years market knowledge.
