There is an old joke about Western Union when they used to deliver singing telegrams. Singing telegrams were a rarity and were delivered on very joyous occasions. Birthdays, anniversaries, engagements and really special occasions. The joke was years ago about a Western Union Man delivering a telegraph when the woman he was delivering the telegram to met him at the door. Since she never received a singing telegram, she asked if this was a singing telegram. The Western Union Man said "Sorry ma'am, I hate to disappoint you, but this is not a singing telegram!" She was so disappointed, and started crying and then lamented that she never would get a singing telegram in her life. She started crying, and then begged the man to please sing it for her anyway. After a while the Western Union Man was so worn down he gave in. He cleared his throat and sang a little musical ditty that went..."Your sister Rose is dead!"
Isn't that sort of like the listing calls we go on, where the person purchased a home on a main road, under power lines, or there is no yard or the yard is a cliff or a hill in the shadow of a 500' HDTV tower. The reason they purchased the home, was they think they stole it. The deal was too good to pass up. The truth is that the person selling this took two years to find someone as foolish as themselves that just signed on the bottom line. No questions were asked, and the buyer even bragged about the deal! There home had granite and tiled back-splash, while their neighbors had none! This usually occurs more with an unrepresented buyer that purchases a home directly from a builder or a listing agent without their own Atlanta buyer agents representation. The reality arises several years later when the buyer finally starts to question the purchase. Was it a wise decision? Should they have purchased it? The sad answer is "No!" A Bad purchase decision does not improve with time. In this current market it may be compounded by falling prices. For those bearing the truth...they are as popular with homeowners as the Western Union Man was years ago bringing bad news. Even music can't change the news and make it better. Sellers should have had an experienced Atlanta buyers agent represent them and educate them before they bought the home!
